Türkiye’s home prices rose 23% annually in August 2026, while inflation-adjusted residential property prices declined 6.5% in real terms.
Turkey’s residential property prices increased by 0.9% month-on-month and 23% year-on-year in August 2026, according to the Residential Property Price Index released by the Central Bank of the Republic of Türkiye (CBRT). However, after adjusting for inflation, home prices declined by 6.5% in real terms.
The Residential Property Price Index is designed to track changes in housing prices across Türkiye and serves as an indicator of developments in the country’s residential property market. The data are published as time series through the Electronic Data Delivery System (EVDS).
The annual increase in residential property prices reached 23% in August. Despite the continued nominal rise, the inflation-adjusted figures showed a decline, indicating that the increase in housing prices remained below the overall rate of inflation.
The CBRT also stated that the methodology used to calculate the Residential Property Price Index had been revised. Detailed information on the revision was published in an assessment on the bank’s “Central Bank Diary” platform. The CBRT also provides information on the development of the New Tenant Rent Index, a new indicator designed to track rental trends for newly signed tenancy agreements.
